Besides finding out everything yourself and from other ppl's advices ... why not have a good talk with your parents about it as well. I know it's not particularly cool, but I am sure they can provide you with some advices as they been through this process as well .

Sted's advice is good in my experience. Also your new University may have a Student Officer responsible for housing. If so they should be able to supply you with a list of approved landlords and may also be able to give you a sample copy of an approved rental agreement.
