TBH Chas I'd keep both. The Boss is a good drum machine of its type and mixers are always good (Don't know your model but Mackie are generally good). Second hand you won't get their real value.
A drum machine can come in handy for putting down a groove/beat to play too that will be synced and much more interesting than a metronome. Mixers - well you always will need something to either combine signals, help master or help mix. Plus the mixer will probably have the outputs that will let you use active monitors plugged into it - save buying a stereo amp for the speakers... So all in all if you can try to keep them. Space - or lack of it - is a pain m8 .
Having said that I've always ended up regretting selling gear in the longer term (ok maybe not the Casio VL Tone Keyboard and the Rolf Harris Stylophone. Er the Bontempi toy piano had to go as well. You got a real nice setup! Headphones is what I use most... I live in a apartment and mostly at nights/early mornings the strings get a pick, would love to have a marshall tho

My wife thinks I should be able to do all this with headphones. Go figure!!! I'm lucky there Chaz - my wife was a professional radio station producer and manager and now trains people in it. So she sort of knows and understands the need for gear - although sadly not my need to have multiple guitars . Chaz,if you like guitar sound in my lessons,try Korg Pandora PX4D.
It's a pocket size unit(not expensive tho) and has both drums and bass patterns to jam and practice over with. Also,there is stereo headphones jack which means your wife shall be more than happy. -------------------- Youtube
